Community Update!!
The Board of Directors want to inform you of important update regarding our community.
PROPERTY MANAGEMENT TRANSITION
In consideration of community feedback and affordability, the HOA Board has decided to discontinue our contract with Landmark Resources, a new company will be taking over on October 1st, 2026- Fresh Start Property Management Group. We are thankful for the services Landmark Resources has assisted us with establishing property management services.
We are pleased to announce that Fresh Start Property Management will be taking over as our new property management company, effective October 1, 2026. Fresh Start Property Management will be reaching out with information about the transition, including how to reach them and any changes to processes you should be aware of.
POSSIBLE ASSESSMENT ADJUSTMENT for 2027
Separately, the Board wants to give the community advance notice that we may be considering an increase to our annual assessment. This is being evaluated in order to address a number of maintenance issues within our community that require attention. No final decision has been made, and more detailed information will be shared with the community as it becomes available.
We are also drafting a resolution to address the consistent practices of collections, notices of violations and fines. The survey that will be available through the end of August will assist the board to ensure all homeowners concerns are reviewed and discussed. A draft resolution will be available for review after we receive the community feedback. Once drafted and approved the resolution will be filed and enforceable.
We appreciate your patience and understanding as we work through these changes, and we remain committed to keeping our community informed every step of the way.

Community Survey & Homeowner Input
Dear Concord Place Homeowner,
The Concord Place Homeowners Association (HOA) Board of Directors is committed to preserving and improving our neighborhood while ensuring that future decisions reflect the values and priorities of our homeowners.
To accomplish this, we are asking every homeowner to participate in this Community Survey. Your feedback will help the Board better understand what matters most to our residents regarding property standards, communication, community engagement, and the future direction of our neighborhood.
This survey is voluntary, and all responses will remain confidential. Survey results will be compiled and shared only in summary form. No individual responses will be identified.
Your participation will help the Board:
Identify the community's highest priorities.
Evaluate current property standards and enforcement practices.
Improve communication between the Board and homeowners.
Explore opportunities for neighborhood events and volunteer involvement.
Guide future planning and decision-making.
Concord Place HOA – Community Update 04/16/2026
The Board would like to inform homeowners that we are currently evaluating alternative options for property management and operational support. This review is part of our ongoing effort to ensure the community is managed efficiently, transparently, and in the best interest of all residents.
At the rescheduled meeting, a vote was passed to discontinue services with Landmark Property Management. In preparation for this change, the Board is actively exploring alternative solutions, including more cost-effective options, prior to finalizing any transition. Our goal is to ensure a smooth, well-planned transition with minimal disruption to homeowners and ongoing operations.
At this time, no final replacement decision has been made. The Board is carefully reviewing available options, including service structure, cost, and overall effectiveness. Any updates or changes will be communicated in advance.
In addition, the Board is working to establish a clear and consistent enforcement process for HOA rules and violations. As part of this effort, we are seeking input from homeowners regarding which rules and regulations should be prioritized for enforcement and may warrant fines. This will help ensure fairness, consistency, and alignment with community expectations as we formalize policies to be filed with the county.
We encourage homeowners to share their feedback and participate in upcoming discussions. Your input is important as we work to strengthen our community standards and processes.

Annual Assessments are now $150 and are generally due by March 31st this year to avoid late fees. Late fees are assessed monthly at $15.00 per month.
